40 mill is already insanely high, there is no beneficial reason to ever sell a barn(unless you have 2 or 3 and wanna make some quick cash or give it to a mate) so this is the reason why few ever change hands unless people get banned or leave the community/server.

Have you considered that people with the funds to buy this barn a)already own a barn b)don’t want to do runs c) in a faction and generally don’t play civ so less interested or d) blew 50million on viper and can no longer afford it...
